Before you get as far as choosing between a dormer and a Velux conversion, it’s worth answering a more basic question: is your loft actually suitable for conversion in the first place? The good news is that most lofts can be converted in some form — it’s rare for a loft to be genuinely off the table. What varies is how much work it takes to get there, and that affects both cost and which type of conversion makes sense.
Here’s what we actually look at when we survey a loft in Bristol, so you know what to check before you book anyone out.
Head Height
This is the first thing we measure. You want roughly 2.2 metres from the top of the existing ceiling joists to the underside of the ridge board. If you’re close to that, a Velux conversion is likely to give you a comfortable, usable room. If you’re well under it, that doesn’t rule out a conversion — it just means a dormer or hip-to-gable conversion is the more realistic route, since these physically increase the headroom rather than relying on what’s already there.
You can get a rough idea yourself with a tape measure, but it’s worth having an accurate survey done before you rule anything in or out — a few centimetres either way can change which type of conversion suits your roof.
Roof Type: Cut Roof or Trussed Roof
Older Bristol properties, particularly Victorian and Edwardian terraces around areas like Bishopston, Southville and Montpelier, tend to have a traditional cut roof — built on site from individual rafters and purlins, with a reasonably open loft space. These are usually more straightforward to convert.
Homes built from around the 1960s onwards more commonly have a trussed roof, using prefabricated W-shaped timber trusses that crisscross the loft space. Trussed roofs need extra structural engineering to convert, because those trusses are usually holding the roof up and can’t simply be cut out. It’s still very achievable, but it changes the structural work involved, and by extension the cost.
Roof Pitch
A steeper roof pitch generally means more natural headroom to work with, particularly towards the centre of the loft. Shallower pitches — common on some 1930s semis around Knowle and Brislington — often need a hip-to-gable conversion or a larger dormer to create the same amount of usable space that a steeper roof might give you for free.
Floor Joists
Your existing ceiling joists were built to hold up a ceiling, not a floor with furniture, people and fittings on it. This is true of pretty much every loft, regardless of headroom or roof type, and it’s one of the most commonly misunderstood parts of a loft conversion. New structural floor joists, usually supported on steel beams, are needed almost universally — it’s not a sign of a “difficult” loft, it’s just part of the job.
Access and Staircase Position
Where the new staircase can go often has more impact on the practicality of a conversion than people expect. Building Regulations set minimum requirements for rise, going and headroom on the stairs, which means the staircase location has to work with the layout below as well as the loft above. This is one of the things we plan carefully at survey stage, particularly in smaller Bristol terraces where landing space is tight.
When a Loft Genuinely Isn’t Suitable
It’s rare, but it does happen. The most common reasons are a roof pitch so shallow that even a full dormer or hip-to-gable conversion wouldn’t create a viable amount of headroom, or a staircase that genuinely cannot be fitted anywhere without an unacceptable loss of space on the floor below. In these cases, we’ll tell you honestly at survey stage rather than pushing ahead with a conversion that wouldn’t give you a decent room.
