Redcliffe Loft Conversion Projects.
Redcliffe’s skyline is mostly flats and converted warehouses these days, but the residential streets around Redcliffe Hill, Guinea Street and the Cathay area still have genuine terraced houses. For homeowners here, a loft conversion is one of the most cost-effective ways to add space without moving, in an area where flats dominate the market and houses don’t come up for sale often.
If you own a house rather than a flat in Redcliffe, converting an underused loft is usually more straightforward and better value than extending outward, particularly given how tightly packed the terraced streets are.

Redcliffe’s housing stock is dominated by flats and converted warehouse buildings — many of the old brewery and dock buildings here have been turned into apartments over the past twenty years, which is part of why traditional loft conversions are less common than in, say, Kingsdown or Cotham. On the streets that do have houses, particularly around Guinea Street and the Cathay area, we carry out the same structural conversions as anywhere else in Bristol.
If you’re in one of Redcliffe’s converted flats, a loft conversion is only possible if you personally own the freehold and the roof void above your unit, which is unusual in a converted block. We’ll always tell you honestly which category your property falls into during the free survey.
Velux / Roof Light Conversions
The simplest option on Redcliffe’s terraced streets, since Velux windows don’t change the roof shape and rarely raise planning concerns. Suits a house that already has reasonable headroom without needing to extend the structure.
Dormer Conversions
The option we carry out most often around Redcliffe Hill and Guinea Street. A rear dormer adds genuine headroom and floor space on the narrow terraced plots that are typical here, without affecting the street-facing elevation.
Hip-to-Gable Conversions
Rarely applicable in Redcliffe, since the terraced houses here don’t have hipped roofs. It’s really only worth discussing if you’re on one of the few end-of-terrace or semi-detached properties in the area.
Mansard Conversions
A bigger structural undertaking, and one that needs sign-off given Redcliffe’s conservation area status. Worth considering on larger terraces where maximising space is the priority, but we’ll always be clear about the planning process involved before you commit.
Redcliffe's Loft Conversion Specialists.
Redcliffe is a designated conservation area in its own right, sitting alongside the neighbouring City Docks and Queen Square conservation areas across the harbour. If your property is within the conservation area boundary, permitted development rights may be more restricted than in a standard Bristol street, particularly for anything visible from the road.
Many of Redcliffe’s residential terraces still fall under permitted development for a rear dormer or Velux conversion, but we always check your property’s exact position and status before advising you either way.
Got Questions?
Some of the most frequently asked questions about loft conversions in Redcliffe.
Costs depend on the conversion type, the size of the roof space and the finish you want. Because so much of Redcliffe is flats and converted buildings, a good number of our Redcliffe enquiries start with confirming you actually own convertible roof space — after that, we give you a fully itemised price, not a ballpark figure.
Almost never, and we’d rather tell you that upfront than take a survey for nothing. Redcliffe’s converted warehouses and purpose-built blocks are typically owned as leasehold flats, where the roof and structure belong to a freeholder or management company, not the individual flat owner. If you do hold the freehold of your own building, it’s worth a conversation.
For the houses that exist here, yes. Redcliffe genuinely doesn’t have many houses coming to market, so a converted loft on one of the Guinea Street or Cathay terraces tends to stand out. It’s a smaller pool of eligible properties than most areas we cover, but the ones that qualify do well.
We cover Redcliffe Hill, Guinea Street, the Cathay area and the streets around St Mary Redcliffe, along with neighbouring Bedminster and Southville. Not sure if your building qualifies? Get in touch and we’ll confirm.
