Another term for a loft conversion. The words are used interchangeably, though loft conversion is the more commonly used term in the UK building industry.
A planning rule that removes permitted development rights in a specific area, meaning you need full planning permission for work that would normally be allowed without it. Common in conservation areas and historic neighbourhoods. If your property is subject to an Article 4 Direction, your ST Lofts surveyor will tell you during the free survey.
A set of legal standards that all building work in England and Wales must comply with. Building regulations cover structural integrity, fire safety, insulation, ventilation, sound insulation and means of escape. The body responsible for checking that building work complies with building regulations. Building control inspectors visit the site at key stages of the build and issue a completion certificate once the work has been signed off. A type of loft conversion that extends outward from the existing roof slope to create additional floor space and headroom. Dormers can be built at the rear, side or front of a property. Rear dormers are the most common and often fall within permitted development rights.

The lower edge of a roof that overhangs the wall below. The height of the eaves affects how much usable floor space is available at the sides of a loft room. Areas under the eaves where headroom is limited are often used for fitted storage or en suite bathrooms.
A bathroom directly accessible from a bedroom, without going into a shared hallway. Adding an en suite to a loft conversion is one of the most popular choices and can add significant value to a property. It requires careful planning for plumbing routes and ventilation.
A door designed to resist the passage of fire for a specified period, typically 30 minutes. Building regulations require fire doors to be fitted on habitable loft rooms as part of a protected escape route from the new room to the ground floor exit.
A protected route from the loft room to the final exit of the building. Building regulations require all habitable loft rooms to have a means of escape in the event of fire. This typically involves upgrading doors throughout the escape route to fire doors and installing interlinked smoke alarms.
The first stage of internal building work, carried out before plastering. First fix covers the structural floor joists, staircase installation, and the routing of cables and pipes for electrics and plumbing.
Horizontal timbers that form the structural floor of a loft conversion. Existing ceiling joists in a loft are rarely strong enough to serve as floor joists and new, stronger joists are typically installed as part of the conversion.
The triangular section of wall at the end of a pitched roof. A gable end provides vertical wall space in the loft, which is useful for windows and increases the usable floor area compared to a hipped roof.
A window installed in the gable end of a loft conversion. Gable windows bring natural light into the space from the side rather than the roof and can provide good views depending on the orientation of the property.
A room used for living, sleeping, cooking or eating. Building regulations have specific requirements for habitable rooms including minimum headroom, natural light, ventilation and fire escape provision. A converted loft room intended for use as a bedroom must meet habitable room standards.
The vertical distance between the floor and the ceiling or roof structure above. Minimum headroom of 2.2 metres at the ridge is generally required for a loft conversion to be feasible. Building regulations also specify minimum headroom over the staircase.
A roof where all four sides slope downward to the walls. Hip roofs are common on detached and semi-detached properties and limit the available loft space compared to a gable-ended roof. A hip-to-gable conversion addresses this by replacing the sloping hip with a vertical gable wall.
A type of loft conversion that replaces the sloping hip end of a roof with a vertical gable wall, significantly increasing the internal floor area of the loft. Often combined with a rear dormer for maximum usable space.
Material used to reduce heat loss through the roof and walls of a loft conversion. Building regulations specify minimum insulation performance levels for loft conversions. Good insulation reduces energy bills, improves comfort and contributes to a better EPC rating for your home.

A sloping structural timber that forms part of the roof frame, running from the ridge at the top to the eaves at the bottom. In a cut roof, rafters are individual timbers. In a truss roof, they form part of a prefabricated unit.
The horizontal beam at the apex of a roof where the two sloping sides meet. The height of the ridge determines the maximum headroom available in the loft and is one of the first things assessed during a loft survey.
The vertical measurement from the ceiling joists to the underside of the ridge beam. A minimum ridge height of approximately 2.2 metres is generally required for a loft conversion to be feasible.
A window installed flush with the roof slope, also known as a Velux window. Roof lights bring natural light into the loft space with minimal structural disruption and are the defining feature of a Velux or roof light conversion.
An outdoor space created on the roof of a building. Some loft conversions incorporate a roof terrace, though these typically require planning permission and careful structural consideration.

A qualified engineer who designs and specifies the structural elements of a loft conversion, including new floor joists, steel beams and roof alterations. Structural engineering calculations are required as part of the building regulations process.
A prefabricated roof structure made from engineered timber components. Truss roofs are common in properties built from the 1960s onwards. Converting a truss roof is more complex than a cut roof as the truss members need to be carefully restructured, but it is achievable in most cases with the right expertise.
Heat loss that occurs at junctions between building elements where insulation is reduced or absent. Good loft conversion design minimises thermal bridging to improve energy efficiency and avoid condensation issues.
A measure of how quickly heat passes through a building element such as a roof, wall or floor. Lower U-values indicate better insulation performance. Building regulations specify maximum U-values for loft conversion elements to ensure adequate energy efficiency.
A type of loft conversion that installs Velux or roof light windows into the existing roof slope without altering the roof structure. The most cost-effective and least disruptive type of loft conversion, ideal for properties with sufficient existing headroom.

The provision of fresh air to a habitable room. Building regulations specify ventilation requirements for loft conversion rooms including background ventilation through trickle vents and purge ventilation through openable windows.
The process of making the roof and dormer structure resistant to water penetration. Ensuring the new structure is fully weathertight before internal work begins is a key stage of every loft conversion.
The point at which the roof structure is fully sealed against wind and rain, allowing internal work to begin. Getting the structure weathertight quickly is a priority in the early stages of a loft conversion build.
